Real Estate Tax Question

may be purchasing an old farmhouse from grandparents.

Grandparents are concerned they will have a big tax hit when they sell their home. I'm under the impression they will not because of the IRS rules that state, if you're eligible, you can have up to $500,000 in gain if you file jointly and not have a tax hit.

House sits on 13 acres, so grandparents could have a hit on some of the land, but it would be very minimal being the land itself is maybe 1200/acre.

Am I on the right track here?

Thanks!

Bird Feeders and Bird Watching

I recently moved into my new house and most mornings I sit at my desk and look out my front window. I've never been a bird watcher but where I live there seem to be a lot of species of birds (at least, to my novice eye).

I'd like to buy a bird feeder to hang somewhere in my front yard but I have no idea what to look for and I'm seeking some help or information.

What cool/unique birds live in eastern Iowa?
What bird feeders have you seen/used that you like?
What types of birds are beneficial or worth attracting?
Any stories to share

TIA!

Beach Vacation

I’m considering a family vacation in December 2020 (if safe to travel) to a warm beach area preferably in the United States (California, Florida, Georgia, maybe Hawaii) but also considering Mexico, Bahamas, etc. We are looking for a location that meets a few criteria listed below. As an example...Playa Del Carmen, MX is one of our favorite locations but we have been there about 6 times and looking to try a new place. Any suggestions??? Here is what we prefer, cost is not a huge factor:

-Resort, nice hotel, or rental house with pool and either beachfront or close access to beach
-Abundance of nice restaurants within walking distance or short drive
-Pedestrian friendly downtown or boardwalk area to access restaurants and shops
-Location that does not require a lot of time in the car with heavy traffic

On That Note - Sharp Dressed Man

Hi all and welcome to another edition of On That Note, our weekly music post. This fine service is provided by your three hosts; cyclones500, CycloneRulzzz, and me.

This week we're looking for songs or acts that mention specific articles of clothing. So the terms "clothing" and "dressed" etc are not enough to qualify the song. Also, we are excluding jewelry this time. Perhaps we will offer an OTN covering that topic in the near future, so stay tuned.

Last Week's OTN covered bad or questionable rhyming. It can be found here:

Watching 2019 games again

I'm ready for football to be here, so I re-watched all of the games.

Purdy might be better than I remembered. Don't get me wrong I know he has been great. I believe he is already the best QB at ISU(my opinion). His accuracy is so good. When he sets his feet and throws balanced his completion % has to be 95%. At times he was throwing off his back foot even when he didn't need to, but even doing that he had some absolute dimes. His ability to hit guys in stride is next level.

We had the season we did which was pretty good and the number of 3 and 20 we gave up was crazy. This will for sure go down next year which could mean great things. 90% of the time we were giving up big plays it was errors by 33 or 7. Now some of these were pressure that didn't hit home which didn't help, but I think this puts us in great shape in the defensive backfield this next year.

I have no idea how we har a chance to win the Oklahoma game with all of those defensive lapses and poor attempts at tackling. Still love the call to end it.

That baylor game was hard to watch. Baylor was not near the team we made them look like for 3 quarters.

Long story short these teams are such much than years past. If we made half the mistakes on past teams we would have won 3-4 games. Cannot wait until football this next year.

Ps the red white red and white red white jersey combos looks by far the sharpest on TV.

Athlon Sports Cover 2 Podcast interviews Coach Joel Gordon

One of the hosts of the Athlon Sports Cover 2 podcast (a good follow by the way) interviewed several position coaches of the top college QBs for this episode, under the premise of how they are preparing the top QBs for the upcoming season with the reality of remote coaching.

Included in the interview list was Brock Purdy's coach, Joel Gordon. The whole pod is interesting, but some interesting insight into behind the scenes in this particular situation with our QB.

I'll link it here but probably better to find the episode on your preferred podcast program.

Rocky Mountain National Park - Hiking

Headed out to a cabin in Estes Park next month with a small group. I’ve done a lot of hikes in the park but am looking for some new ones to try. I’ve done Twin Sisters, Hallets via Flattop, Chasm Lake, Sky Pond, Emerald Lake. Thinking about doing Ypsilon but sounds like that’s dependent on Old Fall River Rd being open. Would love to do Longs but it always seems like there’s ice/snow up there when I’m out there and I’m not a technical guy. Will be with young kids so any smaller kid friendly hikes would be welcome as well. TIA

Bigger Impact on college Football, COVID or Racism?

What's going to have the bigger Impact on college football this fall, COVID or fallout from the racial unrest?

Now that young black people have been emboldened to speak up for themselves, I can't imagine this is going to go well for a lot of coaching staffs. We've seen the issues at Iowa, Clemson, FSU. How long before more issues come out? Will protests such as we've seen carry over to the college game?

Then you obviously have the COVID mess. 5 players involved in a 50 person workout at Alabama test positive. OSU has had a number of players test positive as well as a few here at ISU. If this continues into the fall, how often will we see players missing games for being quarantined? How many coaches would sit a asymptomatic star player that tests positive?

Future Non-Con Opponents, and traveling to G5 Schools

Got bored today, and decided to look at our future non conference opponents here. A few things stood out to me. First, why do we continue playing UNI? Even though we get a break from them in 24/25, I am sure we will play them in the following years. Everyone knows when UNI plays at Iowa State, its their super bowl. No under recruited player from small town Iowa wants anything more than to beat one of the big boys. We already have to deal with a team playing their super bowl by playing Iowa, why do we subject ourselves to it twice a year?
Second, why do we continue scheduling road games at G5 schools? I get destination trips (UNLV and Tulane), but at Ohio and at Bowling Green? Not to mention we've traveled to Tulsa and Akron in recent memory as well. I don't think there is another Power 5 school that travels to G5 schools as much as we do, and in my opinion it is something we just shouldn't do. I'm all for "buying wins", but most schools at least get a 2 for 1 deal and we can't even seem to do that.

Okie State Postseason Ban

Looks like the NCAA is cracking down on Oklahoma State with a one year postseason ban for accepting bribes for recruiting of Cade Cunningham. Oops.

While it’s nice that they’re punishing Okie State, it baffles me that they still haven’t done one thing to punish Kansas, UNC, or Arizona, who have all been caught. Does the NCAA do anything to these three programs or do they continue to sit on their butts?
