Toptracer is the launch monitor tech that Topgolf uses in some of it's locations, looks like Omaha doesn't have it. I've only been to the KC one that has Toptracer, but it looks like Topgolf without Toptracer just tracks which target your ball goes in but doesn't show any ball flight or data.

So the one in Tiffin would be the full experience, although smaller with only 36 bays.

Looks like it will be a driving range that has Toptracer technology (and a restaurant), but won't be a full TopGolf like in KC or Omaha.

It doesn’t look like it’s in a full top golf facility though. From what I see, the top tracer doesn’t need the full target surface that the top golfs I’ve seen have, just a normal range with heated bays.

This is the hitting surface. It’s filled with targets for practice and games. Each green is sectioned off and balls are recorded on the screen in each bay. There are games and drills that revolve around hitting different parts of the hitting surface/greens.

The targets/range and general layout. This seams like it will be a regular driving range with hitting bays (probably all on one level) with launch monitors and an adjacent restaurant/bar. I'm guessing the build out cost of this facility vs. the one in KC or Omaha will be significantly less.

Seems like it'd be perfect for a golfer, I'd love a range with launch monitors, but less interesting for going out and having fun with non-golfers as a bowling-like equivalent.

I guess it won't have the targets?

Plus the facility in Kansas City is huge. A bunch of different bars, table games, etc. I’m guessing none of that will be there. I’m also guessing tiffin will be one level.

Interesting that Omaha and others don't have the TopTracer, I assumed all TopGolf locations were more or less the same, outside of size.

Topgolf Augusta opened last year as their first single-level venue. If Des Moines gets one I wonder if it would be more similar to that size for a smaller market. Although now sounds like the range in Tiffin will be similar too.

There are currently 41 homes available in Clive and 38 homes available in Johnston. 29 of the homes in Clive are listed for over $400,000 and 12 of the homes in Johnston are listed for over $400,000.

Now do sold homes over $900K. Johnston has a more diverse housing stock and more $$$$$$ homes. It's also bigger and has more acreages. Clive is super interesting in that it's almost 100% either commercial buildings or single family

I think it's the opposite actually. My wife and I went out to Top Golf in KC a few weeks ago while down there for a soccer tournament. My wife and kids don't golf and I actively dislike it. The launch monitors make it kind of fun to hit your shot, watch it fly, then watch the screen to see what it's showing you. It makes it a lot more fun, especially for the kids.

If you go to $800,000 there are 5 recently sold homes in Clive and 3 homes in Johnston. If you do $900,000 it's 1 vs. 2.

The difference isn't the launch monitor though, the one in Tiffin will have that just like KC, it's the targets out on the range for people to hit. The targets to hit for points makes it a game that non-golfers can enjoy, a range with launch monitors will be more fun that just a standard range, but not as much as the full Topgolf with targets, for non-golfers IMO.

I love the discussion of drive times and how "difficult" it is to get anywhere. I've visited my brother in LA a few times. It takes 18 minutes to get from his apartment to his car!

Seriously, though, things are relatively easy to get to (for the most part) compared to many other cities. That's just my perception.

It's all about what you are used to. I lived on the east coast and dealt with god awful traffic. When I move to Des Moines I laughed about the traffic here but at times now it moves far too slow or my liking.

My only issue with it is that unless you are a pro or a really really good golfer you are going to impact the ball differently off of a matt than you would off grass. The spin rate etc will be drastically different.

I do prefer hitting off grass as opposed to mats, but I'm definitely not good enough for it to be a major problem for my game.

When I do Top golf I typically shape the ball much differently than I normally would just due to how I impact the ball off the turf. I don't love using my own clubs off the mats that's for sure.
