The last year I lived in Texas (almost 20 years ago) it was over 100 degrees pretty much every day from late May to early October. And it was still close to 100 degrees at 2-3 in the morning. Shade trees, shaded blinds and high ceilings are key.

Experienced the same. Amazing and unrelenting heat.

I apologize to the ladies upfront for my next comment.

My sack never hit mid thigh until I lived in Texas. One of my theories about Texas having a grand opinion of itself has to do with swinging balls hanging that low.

That and flags. Flags everywhere.

The expected losses due to claims are higher than anticipated. Not hard to understand.

I get that. I don't get how they don't have something in plan to deal with it more than what they do. Stuff happens every year somewhere in the country.

The issue is that it's happening with more frequency and severity - and in more atypical places. They do have a plan. It's to raise prices and/or stop covering certain areas.

I drank a lot of Lone Star. Texas is fine, but it ain't for me. We could relocate there very easily through work, but I don't think I could do it again.

Different world.

I mean, their plan is generally to just up everyone's rate to make up the difference. Or try to avoid accepting claims where ever possible.

That's CPI adjusted, but there's also ~50% more people in the US now than in 1980. So there's at least 50% more stuff to get wrecked.

Still the avg from 1980 to 1990 is like 4, and the past 10 years its closer to 15-20. So maybe 400%.

That all sounds great and is their sales pitch but I highly doubt you buy Pivot next year.
Yeah not my first rodeo, this is my 50th crop. Just testing it out, typically sounds too good to be true. Are you old enough to remember spinner nozzles on sprayers that made smaller droplets so chemical rates could be cut back? Another idea that faded.

I don’t you have me there. I’ve seen guys get burned by it for 3 years now.

This thread will probably get caved because facts are scary to a segment but yeah -the access to fresh water and relatively lower risk of severe weather is going to lead to more of this. However, I read last year that your area in particular is at a dramatically increased risk of wildfire due to a combination of factors. It seems medium and long-term foolish to rush into building out new development without doing the impact studies as you note.

Clear cut around your house, make sure you got a generator for power and a high pressure spray gun to keep your home hosed down.

That seems strange in light of the fact that Southern states are growing their populations the fastest.

Hell that's all the immigrants from down south. ;):D

Neighbor's wife unexpended divorced him and took half of everything which turned his retirement planning upside down. He's a doctor that specializes in spinal pain issues. He's 60-something so looking to recoup lost dollars before retirement and got an offer from a more rural area in Michigan that's well in excess of his Twin Cities pay and that, coupled with way cheaper housing, is where he is likely headed.

So is the ex a gmilf?

So heavier in general south of 1-80 but there's still some groupings that don't make sense to me without knowing the micro geographies. You have some of the highets and lowest counties next door to each other. I wouldn't think the farming/ag landscape would change that dramatically at the county line. Hmm, maybe overlaid with watersheds? One county getting more polluted water?

Instead of water shed, I wonder Aquafier?(spelling?)
