Havercamp Properties in Ames

I am moving into the new building across the street from west hy vee and i dont imagine many of these problems happening as my building is apparently (i may be wrong here) only singles. anyone else know anything about this building? (3801 lincoln way)

Other than some BS $50 charge when I moved out after 2 years, I didn't have any problems with my landlords. Heck when we moved in the apartment had juuuuuuust been painted (still smelled like it), in the first week I noticed some busted blinds and a leaky dishwasher, both of which were replace fairly quickly

I lived in a 1st Property property though :yes:

EDIT: Internet sucked balls the first 9 months I was there, but for some reason that only seemed to be the case for me... my roommate didn't seem to have that problem, though I think his wireless card was newer

They did somethign with the wireless late in the year, and I had no problems after that

I live in the Fieldstone apartments for three years over by Mortensen and South Dakota and only had a few problems.

The first that we had three bedrooms that were half under ground and they all got flooded with 2-3 inches of water after a heavy rainstorm and it took them two days to get anyone in there to drain the water and provide fans for helping the carpet dry.

The other thing that was already mentioned was the lack of getting any deposit back but hat is pretty standard for most apartments in Ames.

i feel bad for anyone who rents from that guy...he is a huge ****...my brother signed a lease from him and something happened to the effect where one of his roommates parents died and wouldnt let them out of their lease...it was ******** he was a huge **** ended up taking him to court and winning so im sorry but look at the lease good and hard cuz there are some serious kinks in it

Has anyone hear rented from Joe Paulson (I guess it might be Joel, but I only wrote "Joe" on the checks) and gotten a deposit or receipt back?

If you care about seeing your deposit again, it'll change your relationship with Haverkamp. I agree with mjone's post too. I was the first resident of an apartment in 606 Billy Sunday.

I guess i'm in for a treat lol. I don't plan on living there tho next year, so i'll see how it all goes. I do plan on getting the Direct TV box, so I can get more channels. and with the internet did you use your own router? or just the wireless from the building?

Built into the the phone/cable jack. internet is relatively slow and ya can't even get 360, so that has been a bit of a problem for me. other then some kids at the end of the hallway that have gotten a few visits from the APD, it hasn't been bad. If you dont pay 20 more or whatever for 100 more channels or something, expect 5 religious channels, 4 shopping, and about 10 kids stations. no fx, tnt, fsn, wgn, spike and a few other good channels.

Back when I lived in Ames my wife and I went through Hendrickson Properties. They own most of the large apartments over on Lincoln Swing but across the street from the main ones there is a small, older two story apartment building. We lived there from 2000-2005. Rent was fairly cheap especially for Ames. Actually, it got cheaper as we lived there. I think it was $450.00 for a two bedroom with pets when we moved in and by the time we left we were paying under $400.00. They were pretty good about fixing issues. When we first moved in we were on the lower floor which was half underground and the bedroom would flood after large storms. Luckily it was in the summer and they had an apartment upstairs sitting empty. They moved us to it and even paid for a mover to haul our stuff up the stairs. Never had a problem with the deposit either. Actually we got two deposits because they sent us a $500.00 check when they moved us upstairs but they never asked for a new deposit. After moving to Des Moines in 2005 eight weeks later we received another $500.00 check. Also they were good about the lease. 99% off the landlords in Ames require a one year lease but when we were nearing the time when we thought we might be moving they let us go month to month. Maybe it was just because we were with them so long and they never had a problem with us but I thought it was cool they would do that.

Free cable sounds like a rip off.

Haverkamp, Eller (who built West Towne before selling to Haverkamp) and Jensen are all pretty similar, are all friends and go to the same church.
So I think all of them are about the same in the deposit department.

The biggest difference I've seen is that Jensen at least spends the money on the maintenance side, and does a decent job of keeping his properties in liveable condition.
Eller always operated his apartments like he was a temporary owner anyway, and always seemed to just build properties, rent them out, and then sell the buildings to Jensen or Haverkamp. Which may explain why his shady *** is out fo the property business now.

Haverkamp can be a pretty nice guy, but when money is involved, don't expect any kindness from him.

If I were renting in Ames again, I would look for a landlord who only owns one or two smaller properties, like a couple of duplexes or quads.
Those are the landlords who are more likely to treat teneants with a little more respect and address your needs and repairs much faster than the big ones who seem to own the entire town.

Is that for every apartment property, or just this one? and no you can't go and rent a carpet cleaner from hy-vee, you have to have it " professionally done" and proof of receipt.

One thing to remember about deposits, state law requires the landlord to either give you a written notice as to the deductions, or refund the deposit, within 30 days from the day that you move out. I had a lawyer as a landlord on a duplex in Clive try to stiff me on the deposit. I called him on Day 30 and let him know that I would be at his office the next day to pick up my full refund.

Typical. I'm under First Property Management next year and our contract is the same, and I know other landlords are the same.
