I'm guessing the only retail in there will be moving the Cy's Locker Room there from the Duff location.
I would not bet on that. My guess there will be more retail than that. It will be mixed more than you think.

I can see some businesses similar to Campus Town in that area, because students in RCA will be closer to go there.

It also depends on if some buildings will be multi level. Could have offices above Retail/dining.

I could see a convenience store similar to the Kum&Go on Lincoln next to Barefoot, A cellular store, Cys Locker, a Bank, liquor store, even a small CVS or Walgreens.

Then a brewpub, Distillery, or wine tasting room. My guess is a sports bar, and a bar only possibly. There will be a few food places, sit down, and fast food.

There will probably be a plaza area for other features, live music, food trucks, vendors, and other things for hosting regular events throughout the year, not just on game days. Car shows, vendor shows, swap meet type things, Free entertainment, farmers market type things.

A lot of this type of stuff is done in some of these types of areas other places, I assume this will be similar, during games they have areas set up for specific vendors etc. Then the other times in the year, they host many events to draw in people to keep the businesses happy and the area making money.

I had my wedding there this April when nothing was going on Athletics wise in IC, and all of the restaurants and shopping were constantly busy. Especially Backpocket and 30Hop.

This success of this project will be all about who moves in to the area. Like mentioned by others, a great local brewery or two moving in would crush year round. Just look at the numbers all of the taphouses do in the DSM area.

Was at 30hop in Coralville last Friday night on the rooftop. There was a concert at Xstream arena that night. The place was hopping. I kept imagining how something set up like that would work here. Hotels, Trader Joe’s, strip mall area on street level.

I didnt say it would fix the flooding in every area along the rivers in Ames, I just said they were addressing the flooding where CyTown is going.

I have no idea how they have gotten permitting to do it. But from what has been posted and shared. They are working on underground utilities and infrastructure and raising the parking lot area where CyTown will go out of the Flood Plain, starting this fall after the season.
Put the freshmen to work digging a mile deep pit south of ames for flood control.

Anyone heard anything out there that leaked from the donors meeting last night?
It’s (back?) to running north/south. The southwest corner will be a 3 story medical building. The southeast corner is a brewpub. North of the medical building is the Cyclone Suites building. The first floor is retail on the east side and garages on the west side. The 2nd and 3rd floors are the Cyclone Suites. There are 1 and 2 bedroom suites (20 total) that range from $500k to $2.5 million for a 10 year lease. I don’t remember what was on the east side across from that. I don’t think he went into detail on what will be on the north end other than an amphitheater at the far north end. The high level description is that the north end is more Power and Light while the south end is more TitleTown.

Oh, one other tidbit. The Hilton renovation is still planned but on hold until we know more about the next Big 12 TV contract. Bonds will be used for that so they want a better idea of the future revenue to pay them back.

I guess I hadn’t noticed that there is quite a bit of parking expansion around Hilton. B1 i saw is much bigger and seems nice. Then B2, C1 and C2 look like they would be expanded in the future. This is great for basketball and counters a lot of the lost spots for football too. I am far less worried now

I trust Pollard and I’m sure he’s got this all figured out, but I don’t really understand the suites, especially at those rates.
My guess is corporate suites, probably decked out with high end amenities to enjoy before and after the game. Companies love stuff like this as perks they can give to employees and their families. They must know there is interest in it.

That was my thought as well. If they are this far in the planning, they have already done the work to gage interest.
