Looking to turn my current place into a rental property and buy a 2nd property for my home. Has anyone had positive experiences with a full-service property management company in the area or have any advice on the process in general? First time going through this process.

Do it yourself and put the 10-15% fee right in your pocket.

I did this very thing. I tried to save the management fee and do it myself.

The end result was a warrant served to the renters for a stolen gun, $13,000 of repairs, 2 months of non-payment + lawyer fees to get them evicted, and the capital loss when i decided to wipe my hands clean of the rental business.
