You should check out something real estate-related.
There is pre-licensing work and many employers have outside-work policies you should look at, but it’s flexible and can be lucrative when you look at it on an hourly basis.
My sister in law works and has her real estate license on the side. Couple of deals a year can easily be another thousand or two a month in income.
There is also an extreme shortage of real estate appraisers in the country. Not sure about where you live but can clear a couple hundred bucks a pop. Time varies but a cookie cutter house can be appraised (inspection + report write up) in probably 4-6 hours. Even if you did one of these a week that adds up.
There is also an industry for people that do inspections. Not like a full blown home inspection (although that’s an option too) you’d get when you buy a house, but sometimes just 40-50 bucks to drive by a property and snap a couple of photos. These are common for foreclosures, after natural disasters, or to accompany an automated valuation on a HELOC.
A lot of apprsisals being done nowadays are “bifurcated” - meaning a non appraiser will do the on-site data collection (now using some pretty cool tools that Create a digital floor plan of the house using LIDAR on your iPhone) and take pictures, note room count, amentiries, quality, condition, etc. a licensed appraiser would then step in, take the info from your inspection, and produce an estimated value.
This does not require licensing and can make 100-150 for an hour or two of work.
