I have been living in Pleasant Hill for a couple of years and am starting to finish my basement. Does anyone who has done this kind of thing know what the rules are for permits and electrical inspections in this town? We will probably resell in a few years and I want to make sure that everything is legal.

are you doing all the work yourself or hiring it done? the only thing you should worry about is electrical since the rough in plumbing should already be there, also make sure you have an egressed window if there are any bedrooms to be down there

I will probably be running all of the electrical myself. It is a not the first time for me just first time in this town. The basement was not roughed in for a bathroom so I am just not going to put one down there. Also, the bedroom I am adding already has 2 full size windows so I lucked out there.

I just am afraid that I get it all done and miss some Phill by law and have to tear the walls off and get it inspected later.

I am not 100% sure, but if you were to ever have an electrical fire that started in the basement, and it was proven that you did it yourself and did not have it inspected, your insurance could possibly deny your claim. Just food for thought. Any insurance agents out there know for sure.

Permits are cheap and so are inspections compared to losing an insurance battle.

Insurance would take care of it. The difference being that your insurance company would not have anybody to recover any payments made.

Insurance covers stupid people and stupid incidents. If it weren't for that I wouldn't have a job.

I did this in DM, and I got a building permit and an electrical permit... When they inspected the electrical they gave me some changes and I got it done...

I pulled a permit when I built a deck on my house this past summer. It was not a big deal. Cost me $56 bucks and I do not have to worry about anything.

The permits are cheap, it's the increase in taxes each year that gets you.

I'm pretty sure you need to pull some permits to finish your basement, especially if any utility work is being done. The assesor would probably ding you on it too if they find you had a finished basement without reporting it.

Shouldn't be too big of a hassle, just go to the county offices and ask what you need to do. I had a co-worker install a wood pellet furnance and his insurance wouldn't cover him till he had it inspected. Well in order to do that you have to pull a permit first to install it which he didn't do then the city sends an inspector out after the work is complete. Probably same thing goes with your basement remodel as well.

anyone know of any reasonably priced carpet layers in the Pleasant Hill area

How good of carpet are you laying? The home improvement stores sell some stuff for under $1 a square foot and can't imagine their charge to install would be more than a carpet store. Find a private contractor maybe, sometimes they will do stuff cheaper too?
