Re-financed at Veridian yesterday. Went very well and they were very friendly and helpful.
4.75% locked in, looks like its held there for the last several days.
You do have the option to pay 5 1/8% with no 1% origination fee if you think that is a better deal. If we stay in our house 43 months, we'd start losing money so we didn't go that route. Will be different for every house.
Now just have to wait for the appraisal.
Veridian also has a 15-1 ARM with the first 15 years locked in and fixed. The rate is very similar, maybe SLIGHTLY higher, but your closing costs are much cheaper. Its a decent option if you're sure you're going to be out of your house in 15 years or aren't scared of changing rates after 15 years.
