Do all require 6-7% or are there agents out there that dip down to 4-5%?

not a realtor, but in general you'll get what you pay for - if a realtor feels like you are getting their services on the cheap, then the marketing of your property will likely be on the cheap - my suggestion in this market is research and find the best realtor out there in your area. the 1 or 2% will likely be a quicker sale for a better price than if you went with a flat fee or someone that is willing to discount the listing just to get the business

Exactly what I was going to say. If someone talked you into taking a percent or two less at your job, would the work reflect it?

If you offered the realtor a discounted rate on a satellite and installation I bet you could get that 1-2% discount on a good realtor.

In all honesty after trying to sell a property "for sale by owner", it's worth it to find a good realtor and pay them what they ask. The process is so much easier.

Don't haggle on the 6 or 7% but if a potential buyer comes in with an offer that is lower than you want to accept, you can pressure the agents to lower their commission in an effort to close the deal.

You usually get what you pay for. Lets say you list for 5%. Your listing agent will split it with the buyers agent 50/50. When showing houses the buyers agent will look at what % they will be getting(it shows this on the MLS). If they are showing a bunch of houses that are similar, the agent is less likely to show yours if there are similar houses paying a better percentage.

We only paid 5% on the sale of our house (3.5% to the buyer's agent, 1.5 to mine).

Sounds like a bunch of realtors replying...
We tried for four years to sell our house, tried FSBO, tried a 3% listing that sucked, tried a 7% listing that sounded good, but didn't even get an offer, finally found a guy who ran his own private realty, only charged us 4% to sell, 3% to buyers agent, 1% for him. He then waived that 1% for himself since we used him to buy our new home. He sold our house.
So just find a good agent.
