Boundary surveying cost

A few years ago we needed to split off a few acres from the rest of the farm. An engineering firm from Des Moines was hired and it was close to $4000. That included a legal description and filing it with the county

Just make a fake one and give it to the neighbor they will never know.

I wrote a fake letter to my neighbor from the county giving them 1 week to get all the garbage out of their yard or face a $2500 fine per day over the 1 week. It worked for now. LOL
Kinda like your income tax forms??? o_O ;)

If you're in Iowa $750/violation is the maximum, if you want to keep it real. If the County was citing your neighbor they COULD treat each day as separate violation, but usually the Court wouldn't grant that.

But next time, just call the County and complain, they'll probably do it for real. Pretty much anyone who gets a letter like that from the County would call in, County would say they didn't write it, especially since it wouldn't be on official County stationery, neighbor would then figure it out and that can create big problems.

Yes. A farm split is a different animal than a lot survey. In general, it involves doing a survey plus additional work and additional reviews from the county, or other jurisdiction.

I'm not an expert on this, but here is something worth consideration...

We had a boundary dispute with a new neighbor who moved in and claimed that our fence was on his property. The fence had been there for 18 years, and we agreed with the neighbor on where it should be built. This was a constant point of contention from the new neighbor, and was years of passive-agressive behavior on his part. After he came over and started cutting down trees on our property, we finally decided to take more formal action.

We went ahead and had a surveying company come out and take some GPS readings of various landmarks (trees, fence posts, retaining walls, driveway) along the property line. They then used existing survey monuments in the neighborhood to calculate the location of the property boundary in relation to those landmarks. They provided us with an official (stamped) exhibit map that showed the "calculated" property line and the mapped features. We sent it to the neighbors by certified letter that basically said, "We had a professional surveyor locate the property boundary...blah blah blah, the issue is resolved." We deliberately did not say "We had the property surveyed", because it wasn't technically an official survey recorded with the county.

This only cost us a few hundred bucks 5 or so years ago. Our understanding was that an official survey would have been significantly more expensive, partly due to the recording fees.
I am pretty sure recording fees are less than $50 maybe the surveyor charges to get them recorded. If they are stamped, record them yourself. Call your Auditors office ask for the real estate specialist, it wont cost you a dime.

Lol! That's amazing! Probably breaks several different laws, but awesome nonetheless!

If nothing appeared to happen in less than 60 days, they actually may have started enforcement and your neighbors were within a time frame wherein they have an opportunity to voluntarily comply, under notice that failure will result in a fine and possibly other charges. Two warnings would be typical, with a final notice that ticket(s) were imminent, and your letter might have been seen that the next contact would be a ticket, better get busy cleaning up.

Sounds like a lot, but courts are pretty lenient when it comes to property maintenance, will scold the County if they push too hard.

But, if you are certain the County did absolutely nothing, next time call a County Supervisor, or whatever your local County elected officials are called, rather than the administrative staff.

Just a public educational service....

Nothing happened, they didn't even come out to look at the property this time. I called the County Environmental guy who has looked at their property before.

A different neighbor called the county a couple years ago because of garbage piling up on the north side of their property. County came out and made them clean it up.

I called the county because I thought their septic tank might have been full and overflowing onto my property. They have 2 different families living on the property - the main family lives in the house and the main family's wife's ex husband and his new family live in what used to be a cabinet shop turned into a living quarters for them.

Derecho hit wrecked their roof. They fixed it on their own, but the old roof is laying in their back yard STILL.

Last summer they did not mow their lawn until August. I am 6'1" and it was up to my chest.

They don't have garbage service despite it only costing $100 per year. They open their front door, step out on the deck and toss the garbage to a little trailer parked along the driveway. Sometimes the garbage lands on the trailer but most of the time it doesn't. Animals rip the garbage bags open and then when it's windy the garbage blows into my ponds.

It was like a $350,000 property when they bought it (which is why they need two families there so they can afford it). It'd be generous to say it's worth $175,000 now.

That's beyond outrageous. If you haven't contacted an elected official to demand that you get the services you're paying taxes for, ie code enforcement to protect your property value not to mention health from failed septic tank and strewn garbage, it's certainly time to do so.
