Schools are THE most important factor in where I locate. That is basically why we are moving from CO. The schools out here are terrible with Greeley being some of the worst in the state. I agree that, in general, anywhere in Iowa is good but I'm sold on Waukee right now.

I like that part of town, but it's growing so fast, I wonder about 'growing pains'. Those schools are growing like crazy, and, while the current level of service might be great, 4 or 5 years from now it's hard to say.

I'm not saying Des Moines is perfect by any stretch, but the "western" suburbs will eventually have the same issues that we have here in Des Moines. It's part of the lifecycle of a city. Of course your kids will probably be gone by then :)

Not trying by any means to dissuade you from Waukee. I love it out there. Actually I love it pretty much anywhere in the metro area.

Waukee is growing too fast so you don't know what your going to get. Traffic? Schools? Cheap housing? etc. I guess a lot depends on what part of each of the suburbs you live in.

Taxes in DSM are really not that much different than taxes in the rest of the metro area. My property taxes are ~3200/year for 183k worth of house. It's ~2800/year for a 180k house in WDM.

By the time you take into account the tax deductions and whatnot, it's not that big of a difference.

Plus you get better "services" in Des Moines. Police, fire and ambulance response are much better in Des Moines, though the suburbs are improving.

We aren't looking at living in Waukee. The suburb we like is actually Clive. The schools are Waukee.

I think no matter what location I post, someone will post something negative. It is all a matter of personal preference and that is the area that we liked best for several reasons.

I'm more concerned about Builders and Construction Quality. I've already decided where I want to be. Now I just need to decide who to buy from.

Agreed about the taxes. I looked around before I bought and it was roughly the same wherever. And if it wasn't already, it soon would be.

I don't think there's anything negative about the western suburbs. Like I said, I really liked it out there. Clive is a great area! I just got tired of the cookie-cutter houses, and an SUV in every driveway. Plus, I enjoy my 3 minute drive to work in the morning with no traffic. My biggest concern is getting stuck behind the school bus for a block or two.

Cool. We have primarily looked at an area North of Hickman and off 152nd. It seems like a good mix of builders and the sub-division is nearly full so there won't be much construction activity. I think the subdivision names are Deer Ridge West, Stonegate, and wood creek.

It seems to be hard to find an area where homes don't all look the same. Builder developments are much more common in Des Moines than in CO.

That's where most of the new building is taking place (North of Hickman). I'm between Hickman and University. My home was built in 1999. Neighborhood is pushing 10yrs old now.

This is one of the main reasons I bought on the southwest side of DSM, in the Southwestern Hills neighborhood. Big back yards, unique houses and floor plans, quality construction, reasonable prices, established neighborhood. I work down at the airport, so it's really close to work. It's super close to downtown, and you never have to touch the interstate to get there. It's really a nice neighborhood. It's not really "suburby" either, but it's only 15 minutes or so to most of the stuff in WDM.

After living out in WDM for 3 years, and living here for a year and a half, I don't miss the suburbs at all.

Good points, but the bad part of living on either the South or North side of the city is you have to go way around to get to either end. If you are on West or East, you have 235 cutting through the heart and 80/35 around South and North. This is the reason I will never live on the North or South side unless they build a N/S expressway through the heart of the city.

City of Clive, Waukee Schools, Dallas County is where to be! I love it and my daughter just started Kindergarten this year at Waukee. She loves it and the school has been more than great! There are tons of growth challenges with Waukee schools, but they are building schools very quickly and have adapted to the challenges well.

Realistically, there's nowhere in the whole metro area that's more than a 25 minute drive from any other part of the metro most of the time. It's not that bad to get up to the north side of town from the south side, really, depending on where you're trying to go. You can either hop around on 235, or you can take 63rd street up to Merle Hay. I don't go up there all that much, anyway, but it adds maybe 4 or 5 minutes to the drive to do it that way.

I agree that it'd be nice to have a "bisector", and they've been trying to build one for a while, but there are some crazy hippies that don't want them building a road through some swamp somewhere or something.
