Farmland Sale Question

My niece owns 160 acres of farmland in North Dakota. She received an offer to sell from a farmer that owns some adjacent land. She currently rents the farmland to a relative who is very unethical and a PIA to deal with. The rental agreement, which expires December 1st, has a provision allowing the renter to match (or better) the offer. The farmer making the original offer needs the sale to happen before December 1st.

I don't have the specific language regarding the matching offer, but I assume she can sell the land to whoever she wants.

What are her options? Are there any circumstances where she has to sell to the relative?

When Spielberg is on, he makes some of the best blockbusters in history. His sci fi movies are also top tier.

Disclosure Day is top tier Spielberg. Holy cow. It’s like a cross between Close Encounters and Minority Report.

I was excited to see this but wasn’t expecting it to be as good as it is. Oscar winning or noms? Not sure but great movies are made that don’t get those awards. Blunt deserves a nom. Never been better.

Highly recommend.

Sauna recommendations

Thinking pretty hard about get a sauna for the house (inside) here soon. Looking through the options the price ranges depending on several factors but I really want one that will get hot enough to actually see benefits. There is the question of infrared or traditional? 110V or 240V? If you go 240 did you get an electrician to come in?

Any sauna people out there that can shed some light?

"Goodbye" American Airlines Center, and "Hello" vacant/dying malls

On the pro sports business side of things...

Pretty big sports news in the DFW area over the past couple of weeks, as both the Dallas Mavericks and the Dallas Stars have announced they will be leaving the American Airlines Center in downtown Dallas when their respective leases end in 2031.

The interesting thing is where they are both going. The Mavs are moving to north Dallas to build a new arena and entertainment district at the site of the vacant Valley View Mall. The Stars are moving to Plano to build a new arena and entertainment district at the site of the dying Shops at Willow Bend mall.

There have been a number of interviews on TV with the GMs of both clubs. The Mavs GM is more subtle, while the Stars GM is pretty blunt, but the primary reason given by both for leaving is that the teams want to control and make money from the entertainment venues and amenities around the arenas. That seems to be the current paradigm for new sports arenas. The Stars are going to Plano, because that is reported to be where the majority of the season ticket holders are located.

The poor 25-year old AAC seems to be doomed in this new paradigm. The city of Dallas owns the arena, but Victory Park and the other properties around the AAC are owned by a few other big developers, and neither the Mavs nor Stars could grab enough land or make deals to bring in the revenue they wanted from the surroudning area. It will be interesting to see what happens to the AAC.

World Team Trials

Coming up in just a couple of weeks and entries are rolling in.

Right now, Carr is the only entry for Cyclone RTC. Man, his performance at the Open looms large. 74kg looks pretty stacked. Both guys who just beat Carr are there. PJ Duke is registered. Evan Wick is dropping down after having a lot of success at 79. Jayden James is also registered who is young, but really good.

Who leads the team in assists this coming year?

We are losing our two best facilitators in Jefferson and Tamin each averaging nearly 5 assists a game. Who do you think at the end of the season will lead the team in assists?

In the running:
Toure - 2.3apg
Jaquan Johnson - 3.6apg
Ryan Prather - 3.6apg

Freshman:
Yusef Gray Jr. - 1.8apg (2023-24 season, injured 2025, not sure his stats this year)
Christian Wiggins - 4.4apg

Could one of the forwards lead? Probably not, I think Jefferson was an anomaly and would be quite a jump in production for any of them. I'd be surprised to see any of the freshman come in and immediately facilitate the offense but its happened twice in TJ's reign (Hunter and Lipsey). My guess will be Prather will lead all players. If he can put it together on the defensive side I think his toolset could be deadly as the guy we run an offense through. Lead the nation assist to turnover ratio last year at 4.4 (Monte's average was 4.65).

Kids leaving the nest - how to cope?

So my son just graduated from high school this week and is off to UW-Madison this fall. So incredibly proud of him, but honestly, it's been a really difficult week for me. It feels like someone suddenly put a bow on his whole childhood and I'm just not ready for this chapter of parenting to end. I've heard parents talk about this experience before, and I always rolled my eyes a bit. But damn, I get it now. I'm just not ready to say goodbye to that little kid whom I've seen grow up for these last 17 years. I'd give anything to go back in time and push him on the swing again on a warm summer day. So much of parenting is about keeping schedules and making money, and it feels like I just didn't get enough time to really soak it in, and now he's leaving the nest.

I know a lot of people here have gone through this transition. What experiences or perspectives have helped you get through it?

NCAA set to allow direct payments to athletes



April 22 - In a major move that would allow schools to start directly paying their athletes, the NCAA Division I Board of Directors proposed deleting 153 rules from its handbook as part of nine potential legislative changes at a Monday meeting.
The proposals are pending approval of the $2.8 billion House settlement reached last year of three separate antitrust cases against the NCAA and college sports' power conferences. The proposals include name image and likeness compensation and regulation, a change from scholarship limits to roster limits, eligibility standards and the creation of a legal entity to oversee enforcement of the updated athlete compensation rules in Division I.

Grading TJs Recruiting Strategy

Overall: A+ obviously.

I see TJs plan as recruiting killer freshman, getting 2 years out of them and if they blow up, let them "Milan" out of the program or go to the NBA. There's always the chance we somehow retain them, but with salaries rising faster than a can of Busch Light at a ISU tailgate, I don't see that happening. The magic ingredient—transfers.

Super-smart plan by coach if you ask me.

We're going to have so much fun balling in the Big12 and into the foreseeable future. Can't wait.

26-27 Basketball schedule

Did I miss the thread or is this it? I've been waiting to see everybody's thoughts. Personally even though the dates and times haven't been disclosed I don't think we have much to be disappointed in. Home and home with KU. Arizona and BYU at home. Would have liked Houston twice and Tech not at all ( :)). I'm fairly clueless what opponents' rosters will look like and "Past performance does not guarantee future results" but the path seems favorable there for success. Could be another fun season even with the loses of key players and the addition of new untested pieces under TJ's command
