I’ve been hearing this for hear and I’ve always wondered what’s the incentive for Kum and go to do that? It’s the only gas station in Campustown and one of few places to buy alcohol, cigarettes and groceries. Whether it’s the nicest or crappiest Kum and go, college kids are going to shop there and they’ll make a ton of money

I imagine they were wanting to upgrade to a larger square footage layout that theyre moving to in all their other new construction, that would allow them to offer a lot more prepared food items.

At one point their redevelopment plan looked like this:

So, Capones (or whatever) and whatever was next to it along Lincoln Way are still going for that "Urban Warfare in Beirut" look. That's cool and all, but it would be nice if they actually finished tearing them down and put something there.

The gas pumps were going to be behind the building(s)? Wow.

Makes sense in that location. Pedestrian traffic getting priority in a place like Welch, and most convenience stores really only have the gas pumps to get you into the store anyway, so there's not as much need to put the pumps out front and center on welch.

its right next to a liquor store and Walgreens. It’s only advantage is gas.

That plan was submitted to the City and rejected because of the gas pumps; no new gas pumps in Campustown. I also think there was something about more onsite parking was required as well.

The current location was a or the top sales until CVS opened. There was rumors about remodeling current one so they could keep the gas pumps. But so far, K&G has been sticking to guns with wanting new pumps across the street.

Seems kind of dumb by the city, especially if K&G would be pulling out the existing ones and these would be off welch, making it a net improvement for the area.

The current campustown zoning excludes gas stations. So they can’t build new with out a change to the zoning. So far the city had declined to take it up. Some are concerned about adding more vehicle traffic and curb cuts on Welch.

I hope it works out. I hope that the owners have done their research, and set their business model accordingly. Putting a restaurant in campustown cuts off a sizable demographic, because there are plenty of people who just won't go there. If their model is too dependent on drawing in families or even business lunches, it can be tough in that area.

Would love to see something like a Portillo's or other real Chicago hot dog / Italian beef restaurant in Campustown, or Ames in general. Badly needed IMO. And don't try to sell me on the dog carts selling Chicago hot dogs. If you're putting potato chips or applesauce on a dog, you're committing heresy.

Heard there are some plans/people looking at the Dunkin Donuts lots and area on the SE side of the Lincoln and Sheldon corner. Heard this a few months ago.

Does anybody know what is being discussed?

Thanks.

This is hilarious that Scott Randall thinks this will work. A one lane alley onto Lincoln Way is simply a bad idea; including crossing a sidewalk with tons of pedestrian traffic.

Bumping this. Agree this is a **** idea but crazy over a year later this place is still sitting there empty and an eyesore on campus town

Looks like he took his fence and went home. He did leave a nice sign expressing his grievance.

I was just wondering about the Randall property on Lincoln after driving by it.

Man, there’s got be some kind of side deal that can be made with the city as I think he owns quite a bit of other property around town.
