Would the demand be that high outside of game days? Ames isn't much of a tourist destination.
A lot happens at ISU the other 325 days of the year. The conference center they are putting together will CHANGE the dynamic of that area alone. Can you make the 50K / year float with an AirBNB, still very doubtful. You'd need to get $160 a night for 320 days a year to break even (VERY ROUGHLY) they'd probably be able to get rented at a 30% rate for around 225-250 though. Then you'd live the high life on game days for the remaining 30K.

The main image Pollard showed in his video looked exactly like a grain bin without a roof. I wonder if the image was edited because early feedback on a grain bin in the parking lot next to Hilton did not get the public response they wanted. I'm sorry but if they build an actual replica of a Sukup grain bin in the parking lot it will not be a good look even if they nail the rest of the build.
Yea seems like they could work the grain bin theme (corrugated metal) into each side as support stuctures/side rooms vs. having the center structure look like a grain bin.

This feels to me like a perfect place for something similar to a Smash Park. The bar, the large space for a lot of people. The ordering system. Large bar. Games and fun for everyone indoor and out.

Not that it will be exactly that, And not sure there is quite enough space etc, but It would be a decent Idea.

Another would be an Iowa Taproom type place.
Chicken N Pickle type place would be awesome

I bet if you donate more than Sukup they'll make it look like just about anything you want it to look like. If not, might just want to get on board with the grain bin esthetic!

I, for one, am happy to have Sukup as a diehard Cyclone.

There might be a market during student visits during the summer, those things are a family affair nowadays.
Conferences and those types of things?
It might work, but I wouldn't want to expect the Airbnb part to cover the lease.

I was going to say the same about pricing. I just did a search on my corporate travel site for prices in Ames in mid-April and it was from $65 at EconoLodge to $204 at Gateway. Most places on South Dayton were under $100 and not sh**holes, so if you want people to stay on campus it better affordable or worth the price.

Considering the convenience/location, I expect the average entry-level room rate is going to be in the $150-175 per night range for an average night. Probably more for a MBB game weekend night. This rate is what you'd see on the road in any random town for a solid Hilton/Marriott hotel with reasonable demand.

I picked a random night at the Scarlet hotel in Lincoln and that holds pretty well.

What kind of nightly premium would people be willing to pay for a CyTown room?

Personally, I'd probably pay an extra $50. If it's any more than that, I'd be completely fine with my usual plan of staying at the Day's Inn on Duff and either Ubering to athletic facilities, or walking 20 minutes on a nice Saturday AM.

Gateway Center can get $400 a night on game weekends for a basic room with two queen beds. I think it's arguable that a brand new hotel that is in an even more convenient location will be a much cheaper stay. My guess is the rates at the new hotel will be about the same and Gateway will become cheaper to spend the night as more people flow into the Cardinal.

I stayed at the Canopy by Hilton in Scottsdale recently.
Seems very similar to this type of vibe.

I think if you have decent coffee/decent bar/lounge you can get $250 a normal night and $400 an athletic night.

I wouldn’t be surprised if The Cardinal is reserved for certain donor levels on game days.

Athletics will be operating it, so it makes some sense.

Goldenrod will be operating the hotel. Athletics is multiple steps down the chain of command on this project now. They are the primary marketing tool of it, but the hotel will be operated by Goldenrod.

I would expect the hotel to operate just like any other hotel in Ames on gameday.
