I don't have a fitbit to tell me I've been running my *** off tonight, but yeah, sorry, wxman...that house would be well over 3K even in the outer Iowa City area.

Yeah. We know we won't get a house that nice. It looks like it is going to come down to how much work do we want to put in.

I am also slightly afraid of a condo/townhouse. They are building a lot of them so know a few years how hard will it be to sell it. Not to mention it sounds like the HOA fees are pretty expensive.
 
how are we halfway through the year already?

haven't decided on pizza vs tacos yet........probably won't until next week. Think I will have vodka lemonades ready to go though, that seems summery and easy. Wine doesn't really seem to go with those things. But I could have that too, I suppose :P

Need to get new phones sooner rather than later. Having to take phone calls at the end of the driveway will get old fast.

I agree with everyone else, tacos seem like the better option. You could also add the options of rice/beans so that people could make mini burritos.

My favorite lemonade drink is actually bacardi limon with some frozen strawberries and then fresh lemonade. I've made lemonade with half water and half club soda to give it a little bit of fizz.
 
I think the sun shines more in the winter here than the summer. I know the days are short and cold in the winter but it isn't cloudy EVERY ****in' day! Maybe it is just the days I don't work and have planned to do outdoor stuff. Pretty sure it will be awesome tomorrow with me cooped up in an office all day. **** you Minnesota!

Are you sure it isn't smoke from the wildfires in Canada? We're getting that in Des Moines, and so it looks cloudy but it's actually smoke

Does that work on deer?

According to their labeling and website it does. We don't have a deer problem in my neighborhood - Not enough mature trees and just enough coyotes.

Be warned, it is smelly until it dries. After it does, I can't smell it on the plants, but the critters sure can.

If you try it and like it, get the concentrate and mix your own into your trial spray bottle. The concentrate will last you quite a while.

Forgot to mention earlier...the hostas they've been nipping in the bud (sorry, had to!) are in a bed about six to eight feet from the front door. The bed itself is about 10 feet wide, and about 30 feet long. The border on the opposite side of the garden is a drop-off of about four feet, supported by a retaining wall. This morning, I found that they had nipped a couple of the hostas in the bed directly under the front window. Maybe I'll just make that tiny yard and flower bed a gated region...

Life hack, use a muffin dish as a topping/dip holder.

Try the liquid fence first. I was skeptical when I bought it but was impressed with how well it worked. Note that they direct you to apply more frequently at first and then as you train the critters to keep their distance you don't have to use nearly as much. I was not nearly as religious about following the application schedule and still got great results with ravenous rodents on my hostas.

Another option in that spectrum is a Zero-lot line...essentially like a duplex, but each side owns their own half. You don't need to have HOA fees, then, and the only issue is if the roof or siding ever needs replaced, you're sharing costs. Although I've seen some where they kind of offset the roofs a bit, so they're separate planes and you could replace just one side or the other, but then the concern is the other doofus doesn't replace his side and it leaks into yours.

Which is why when we bought one, we bought it brand new, and sold it like 6 years later. (well, that and we needed more bedrooms for littlest 00clone.)

We also found one without a finished basement and finished it while we lived there (but we hired it done, I'm not a fan of DIY, we toured a LOT of houses that were CLEARLY DIY jobbers...yeesh). We bought at the height/end of the craze in 2004 and sold in 2010 in a decent, but not hot market for essentially a push, which means we didn't make a lot, but we also saved whatever we'd have paid in rent in those years.

And I get you on building a lot of them...when we sold, we were one of probably 10-15 zero lots for sale in a 2 mile radius. But we accepted an offer 7 days after it listed. We did that by standing out. First, when we bought, most zero lots in the neighborhood would slam 3 bedrooms into a 1200 sf main floor, but ours had 2, we put a 3rd in the walkout basement, so it didn't seem so cramped. Likewise, we hired a realtor who specialized in staging, and she did a lot with very little expense to make it look it's best. Heck, she even gave us lamps, artwork, and some tables to use for staging.

The other thing I'd say if you're getting into a situation like that (condo, townhome, zero lot)...find out about the attached neighbors. We didn't and had a little annoyance at first from the neighbors partying. Thankfully, they had kids soon and it died down. They moved out and a retired woman bought it, and that did help sell ours as well. A retired couple bought ours as well, and they asked who the neighbor was..."A retired woman" was enough to help seal the deal. Granted, you can't control it after you buy, but it's something to consider.

Wanta semi-long commute? I got this place in Manchester. Needs kitchen update and baths redone but has new furnace and A/C and soon a new roof. Plus if you like LOTS of traffic just outside your front door it's on HWY 13 with it's window rattling truck traffic!
