If your roof is 15 years old, why should you get a brand new roof if it's damaged? You've used approximately 50% of it's useable life and companies are actually paying more than 50% of it's value in that scenario. You're still coming out ahead.

Insurance is not a substitute for home maintenance.

5 years from now, I don't think there will be any coverage on roofs at all for wind/hail.
If I recall correctly, I had the option of paying "standard" premiums (depreciable) or "replacement cost" premiums. I paid for a new roof if damaged so I expect that.

Agree to a point. But deductible’s being a percentage of the total value of the house rather than the loss, you can get to a point that they don’t cover much on a roof over 5-10 years old.
 
Rain will be moving into Des Moines area around 10am. So much for that. At least that's according to Channel 13 future radar.
Like to see that. Wunderground basically has 20% for the afternoon round for Ames. They must think it’s going to blow up further east.

I'm 10,000% with you on the percentage deductibles. It's BS that non-high value homes are going that way.

$2M+ home? Totally get it, you've got to assume some of that risk. Less than that? No freaking way but that hasn't stopped them.
