The only major differences from the last rendering to current more bare bones Board of Regents concept is more apartment suites (taller buildings) and a larger hotel with increased convention space that is now attached to Schemen. Only building we know for sure what it will look like is the clinic. Which looks pretty nice and will have a patio rooftop area.

I haven’t been to either in a while but I was always a fan of Kued. The prices got to a point it was too much for a regular daytime lunch though.
because they are a small independent entity. I know the owners and they are awesome people. Shad originally was a part of Smokey D's, and was the one who won the TLC Pit Master Challenge.

BTW ate at Kue'd last night. Cytown needs to get that place. It's spot on every time I go and eat there. I have ate there probably 20 times and they never fail to have great food. Most places, even my favorite places have a bad day. Seems like they are so locked in they nail it every time.
**** if Cytown get's Kue'd I'll be broke every gameday.

A few things IMO about this:

1) Original renderings are designed to get a "wow" factor from the audience. They help build excitement about the project.
2) The bottom "rendering" isn't an architectural rending, but more of a "blue print" if you will. These will show the bones of the project without showing much detail
No way. The parking lots as they are represented in this most recent rendering look just like this now.

I agree with @cyfan92 . It doesn't make one a pessimistic doomer to see it. It will be cool 3 evenings per year. The rest of the time an awkward "Why is this here?" ghost town. Of course the renderings always have better/ideal lighting, etc., but the updated renderings are always a clue too. It was never going to be a cozy college town ped mall, weathered over the years from a bunch of old buildings and brick. But with each update the windows get smaller, trim is removed, materials get cheaper, everything becomes a shade of winter-salt gray concrete based on tilt-up walls and randomly located flat windows, landscaping reduced to some sad "street trees" that will be replaced on warranty 3 times in first 7 years before the tree grate just gets paved over...

It is going to feel like a cross between 'new' DMCACC buildings - e.g. the blander parts of the Ankeny Trail Point student center/rec center and the automotive center - and the Kingland monstrosity of Lincoln Way...

Prepare to be let down, then you can only be pleasantly surprised. #RealityBites! Gird your loins for disappointment!

(...some may say that is exactly what they've been imagining from the renderings - hats off to them, but I think most have higher expectations and should be prepared)

They announced this thing in September 2019. They ain’t doing **** soon

We stopped by whatcha smokin on the way home from the game Saturday. The brisket was fantastic. The sides were very average. Mac and cheese and cheesy potatoes. Might try their baked beans next time
OKay thank you for posting this! I had a little back and forth with a buddy when I said man Whatcha Smokin has some killer meats but their sides are average at best. You would have swore I ran over his dog and backed up over it again.

OKay thank you for posting this! I had a little back and forth with a buddy when I said man Whatcha Smokin has some killer meats but their sides are average at best. You would have swore I ran over his dog and backed up over it again.


I have seen they are the best everywhere. So I was expecting much better sides. The Brisket was really good though. Kue'd and Smokey D's sides are far better. Smokey D's sides are the best, however, their meats have gone way downhill.

The thing that will be huge for this project is the hotel and conference center. ISU spends WAY too much hosting conferences at Gateway and DM now and it detracts from the university setting. That has been a problem for MANY years.

People who think that this area will only be for 6 football games a year don't know what happens at this university on a daily basis.

In non-Ankeny and non-BBQ news...

From last night's Coaches Corner:

*Currently in the "duck paddling" stage -- a lot going on under water that you don't see

*Next step is Goldenrod picking construction firms and talking to prospective tenants
*300+ overtures of interest; many probably not realistic once costs are known
*Likely to have more information to share publicly by/before March 1

*McFarland breaking ground Spring 2025
*Earliest for any other ground being moved would be late Fall 2025
*Probably take 6 months for the process of selecting contractors, negotiating leases, etc.
*Then go back to BOR, usually a 2-month process given their meeting schedule
*Heavy 2026 construction season
*Majority of CyTown up and running by late 2027

I heard some numbers being thrown around for the condos early on. Do we know those numbers and what you get for them now?
