Is state FFA still in Ames?Part of the idea for the clinic which was always in the plan, is that it is open every day, with a lot of workers and patients, meaning there is always people using the area driving customers to businesses. There is a medical clinic in TitleTown too, which is what this is modeled after.
I also believe there will be a lot more activities than what you are counting. Sure some will be bigger than others, but you never gear any business for the few extremely busy days, you plan around the slowest days, then the busy days are bonuses.
Here are just the events I can think of off the top of my head.

Concerts in Hilton (heard that is going to be a thing again, we will see)

Anything else they add to the area.
This is just off the top of my head, I know there are more, but again you dont count on the busy days, you count on the average days and then the major events give you a boost.

99% of University towns would love being University towns if it wasn't for that damn University being in town...I would have close to zero faith in the city of Ames to get their project moving forward. I was always astonished at the lack of vision, forward thinking, and willing partnership towards ISU that the city of Ames seems to have.
I always remember this being compared to the packer’s Titletown district and not the l power and light district from the start. I also remember it being presented that the clinic was a main pillar to build around.
I will say I think providing consistent updates and keeping people informed has been handled poorly. It has allowed the negative group to jump in to point out how this is failing.
I believe part of the issue is people have the idea that restaurant X and Brewery Z and Retail Store Y will announce and build like they see when they do for a stand alone build. When Starbucks etc builds a stand alone build you see plans, you see permit approvals etc before the build starts, then when the build starts you see a sign out front that says future site of etc.I would have close to zero faith in the city of Ames to get their project moving forward. I miss Taco TimeAgreed, 1 abandoned lot doesn’t look good but this has been 2 city blocks worth on a main thoroughfare.but it does give people traveling on Lincoln Way a better view of Romantix.
It's crazy to think about how long ago they cleared out all those businesses on Lincoln Way for this project. I think Harris TV closed almost 10 years ago now and I think the Mandarin was at the end of 2019.

Fwiw here is what the City of Ames is planning. Two different projects but the proximity to downtown and Cytown is notable.

Probably right unfortunately.I’ll be surprised if those empty lots on LW become anything more than cheap 3 story apartments with some room on the ground floor for payday loans and mattress stores.
