Like I said I'm all for the McFarland Clinic, I just think it's not in an ideal location. That said it sounds like this whole development wouldn't have happened without them so it is what it is. I'm still optimistic about the whole thing. Excited to see more renderings after this BoR meeting.
They have one in Somerset, south of the ISU research park, along west Lincolnway by the west HyVee, and the main one on Duff already. Just seems like to add another one now seems a bit much, but then again with smaller towns having difficulty getting physicians to locate to their town, maybe this was one of the thoughts to bring it to this location.

I live close to the research park and it is indeed pretty much maxed out.
The research park is MAYBE maxed out on office space as it stands. They own a LOT more land to expand into though. They are not nearly done building. This will be VERY expensive property compared to the various opportunities that can be created within the research park IMHO. BUT, I am not a lawyer OR an architect. So, I might be off here, but I don't think so....

Yes, but in accordance with the original depiction of Cytown the clinic isn't there, but not depicted in the billboard at the corner of University and Jack Trice way.
As many times as I read this I am not sure what you are trying to say. Maybe I am misreading something but, Im not sure what you mean here.

It might not seem like the ideal location if you consider it from a football game day perspective, but there are only 7 home football games a year.

Plus being on the south side of Cytown, it's opposite the hotel/conference center complex which should see a lot of daytime traffic as well. I'm sure the developers know what their doing by sandwiching the retail/food & beverage between the clinic and hotel/conference anchors.

Can someone explain how the Clinic fits in in relation to the original plan for Cytown? This appeared the week before finals week.
I wondered the same thing then someone explained to me why and it made sense. I don't remember exactly now but, this will be the headquarters of McFarlands sports medicine and it will be much more convenient and better for all the students athletes with the new wellness center right next door.

Ankeny's current population is approaching 80,000. Sure wish they had decided back in the 1850's to locate the ISU campus there instead of Story County.

Its always really annoying when I need to go to Ankeny for anything, like when my dermatologist moved her clinic there.

Ankeny is a soulless burb of strip malls and chain restaurants. Hard pass.
As someone who lives in Ankeny I would argue there are actually some pretty good local food options. I don't blame people for hating Ankeny, but for as much as everyone says they hate Ankeny you people keep ******* coming here. The thing I hate most about living here is how damn busy it is.

I wonder if Ankeny never had a decent old school downtown area because of its proximity to Des Moines? Other towns near Des Moines have a main street or square like Polk City, Grimes etc. Or is it was never large enough for that and skipped that and by the time there was a large enough population it went straight to car centric urban design. But yeah it's the poster child of soulless urban sprawl and horrible urban design. Not to pile on lol.
Good for them for Prairie Trail I guess, trying to emulate an urban environment.

I mean this completely honestly, can you name some. There have been times it would have been really helpful to eat in Ankeny and we couldn't come up with anywhere we wanted to try.
