Honestly could do better business near the Iowa State Center, especially on game days. I think they took away that tent last season that was in front of the Olsen building before, no?

I believe the tent was north of the Olsen building and across the road? I remember seeing one night coming out of the stadium

I can as well, just not in that location. I'd imagine they would try to get establishments that could be utilized more during tailgating settings, and I just don't see Smash Park fitting that mold.

While I get what you're saying, whatever is there also has to operate the other 360 days a year people aren't tailgating.

I also think it could probably be set up in such a way to be complementary to tailgating. Thinking of the areas outside at the one in WDM where you can just hang out in groups in the lawn chairs, that's not far from what a lot of people are doing while tailgating. It'd just be more full-service. They'd probably let groups reserve areas for gameday. The things like pickleball might take a backseat on those days (though bags would fit right in on gameday)

Its probably not going to happen anyway, but fun to speculate.

I am sure Jamie and the University (ISU is contributing some funds to the infrastructure) are steps ahead of everyone. All of you should be thinking beyond retail and be thinking about healthcare, government offices etc. for some of the tenants. Plan on it

A convenient/urgent care would make sense. I wonder if El Azteca would make a play there. But I don’t know that you need 3 of them in Ames.

Those can be located anyplace. I'd lose all respect for JP if things like that are put there. Leave it parking then.

Hahaha... that is funny. If an insurance agency (for whatever reason) leases out a building for a million bucks a year or more, go ahead and lose all respect. Gotta chase the dollars. Parking is a dead waste of space financially for ISU there compared to the potential revenue generated by leasing property to tenants year round.

Are u privy to the real estate study that CBRE (iirc) developed?

If you think this will be made entirely up of bars, restaurants and retail u will be mistaken. This will be a focal point and showpiece of the Center that was envisioned by Pres Hilton. I doubt he envisioned what it has and will become, but it will be highly centered on entertainment, hotel I hope and other constituents of the university like Deere, Cat, Sukups, Technology based cos, Kent, etc.

This is my guess, but with any real development that has to throw off rental incomes streams to amortize sunk costs like $25 million in infrastructure expenditures you need a stable and predictable rental income streams and not 100% on retail. Again, my estimate is a third of the space will not be bar and restaurant related. This space is serving two primary constituents: athletics and the face/ front door of the University for more than 80 days a year of athletic events.

Well, guess what. In addition to the "fun stuff" (hotel, bar, restaurant, entertainment), Titletown also has a bank, a tech company, a 7-story office building, a sports med/orthopedic care facility, and housing.

Couple of things, the original plan, has a specific Building layout for a Hotel between Stephens and Hilton, with a Parking ramp below.

I could also see some of the buildings being Like the Kingland Systems Building in Campustown with retail below and offices or housing above.

This would allow the best of both worlds in a smaller footprint. I am sure there will be a wide variety of all types, which will be needed to make this work in the long term.

That's what I gathered from the images that were released in early 2021.

I don’t think that is the same thing as what that other poster was suggesting. I can see some sort of mixed use type of buildings with office or something above the retail. That poster seemed to be suggesting some of the main level tenements would be those types.

Maybe they just weren’t clear and that is what they meant but that wasn’t how I read it.

I think JP said from the start it would be not just bars, restaurants, and entertainment. There will be other types of businesses, which also helps bring customers towards said bars/restaurants.

Primarily, JP has said it is to be a revenue source that helps us finance and control our own destiny. That seems to open up the possibilities for year round leasing. JP wants tenants who make money year round, so he can charge higher rents.
