We had a similar experience as the OP. We didn’t see that many houses, but lost on in several that were 5-10% over asking.

We eventually bought one for 10% over asking and wrote the letter thing too. I told my wife that I don’t care what kind of bs letter we get, I care about money and ability to close. No sob stories for me.

We should hang out. Then when I am ready to leave, it will take another two hours for me to finally do so.

My wife's family has always done this. Her mom is notorious for saving something lengthy for when we slap our knees and say "welp it's getting to be about that time." She'll say something like "well what about your vacation pics from 3 summers ago? We could look at those real quick?"

I shave them into rectangular tots to accomplish that.
Any method that increases tot ratio is good in my book.

Which cream of _____ do you use? I'm cream of mushroom with a very un-scandanavian graziano sausage as the base layer. Creamed corn and sweet corn. No green beans.

Whatever the wife lays out or directs me to use. I dont shave the tots but I do kinda smash them together so they are more ovalish than round.

I’m curious about the letter. Any more you can say about that?

It’s basically a sob letter about how much you love the house and how you could see your family grow up in it.

Apparently this has become a more important thing to do since so many houses have like 10+ offers.

Is the 100% assessment this year all of Iowa. In my area everyone was reassessed and all I've heard about went up about 15% that's after being assessed just last year. They are in a hurry to make sure they don't miss the peak.

Polk county and my assessed value went up only 3%

There is a limit on how much it can go up in 2 years. Was thinking 11% but I’m not positive. That doesn’t factor in any improvements though.

My agent just showed me a run down 1000sq foot house not far from me he listed for 800,000 that sold for 1,050,000. Tiny one car garage, all 30-40 years outdated needing a complete renovation.

I know because I was looking in the area a year ago it would have been listed around 750,000 and sold for 800,000 back then. (still over ask but not 200k over ask)
