Been allowing mom's house to be shown and looked on the down low for a week or two now. Looks to have an offer coming. I honestly despise selling anything nowadays. Nobody ever thinks things are good enough or believe that a 40 year old house may have any repairs for the next 10 years. Had a friend who sold theirs. They had the furnace inspected and repaired what was mentioned. The buyers then got another inspector to look at it and say its all good. They were in the house for a couple days, and the CO detector went off and found out there was a repair needed on the furnace and it was just going to be best to just replace it instead of repairing it since the repair would cost over half a new one. They went back on my friend and said that they had lied about it. The husband is the most honest and nicest guy I have ever met. Buyers threatened legal action. Friend had to agree to give them the price of a furnace to get rid of them.

Realtor said this is very common that people come back and expect a new house for a house that is 30-60 years old. Expect no repairs for the first 10 years or so they live there. I ran into this some on cars, made me hate selling anything for any reason. Did I say I hate selling stuff. People whine non stop now it seems.

Is the subway system decent in Manhatten from the area south of central park to wall street? I know I shouldn't do things like tape cash to my body, like i could afford that anyhow, but is that area fairly safe and easy to deal with there?

I haven't been there in over 10 years but I've never felt unsafe taking the subway around lower Manhattan. The majority of New Yorkers depend on that system so it gets you everywhere.

I forgot about the Iowa game. Just saw what happened between Fran and an Illinois assistant. Classic Fran waving the team off the handshake line. I hate them so much.

Said he didn't recruit 'thugs' years ago (Iowa fans loved that he said it...for pretty obvious reasons) but that's exactly what his program has in it.

Have a presidential candidate now texting me out of the blue. Be nice if we could stop this unsolicited call/texting stuff with politics.
You must not live in Iowa if this is the first time. I've probably gotten over 100 the last 6 months

Sort of related...I feel like every company has a credit card now..maybe I'm just behind on it, but I've gotten/seen offers from places like REI, Kwik Trip etc.

All have cashback deals that sound enticing except for the whole charging to multiple cards thing.

Yep.....I have one card that I use - fairly infrequently - because the idea of multiple cards, and the temptation that would provide, is absolutely scary.

Of course, debt isn't anything to be ashamed of anymore. Filing bankruptcy is no longer a stain on people's reputations, just a way of getting out of debt easily.

Connor is the main instigator....he has a very elevated sense of entitlement, not to mention an inflated idea of his own talent. It's starting to rub off on the others (Wieskamp, for example, dunks at the very end, meaningless points just to rub Illinois' face in it).

If you're going to act all better-than-you, can you be shocked when the other team says they don't like it very much?

I sprained my ankle because the sidewalks in my neighborhood in Denver are very small, and I slipped off the edge when I walking to buy some more liquor.

And it has been the best therapy. It brings me back to a time when I didn’t have broken brain. I love the pain.

We felt safe there. I think anything from Central Park and south of it is pretty safe.

Should be fine. Google Maps transit directions will be your friend. Hardest part for me was always getting my orientation when coming back up to street level. I'd download an offline map of the area you are planning on being in. Should help especially when underground.

Once MrsWx graduates and starts making real money again we are planning on buying or building something we really like and want to be in for a long time. I am already dreading selling our current home and look at every little change we make from a "how is this going to sell?" standpoint. We plan to replace carpet and that will be the last major change/upgrade before we sell.

Since we bought it we have replaced the furnace, water heater, carpet in the bedrooms and cut down a dangerous tree. Also put in a fence but you never know who cares about that.
