One, they'd need a good amount of space outward, which wouldnt really fit in those lots. Plus ames is far smaller than their typical market. Also there's no way they'd locate there if the rumors that theyre already looking at WDM are true.
Yes. Hotels are full for every college football game, freshman move in, move out/Graduation and all of this demand is exponentially growing as enrollment also increases. JP has also said that Ames and ISU has missed out on huge conventions due to lack of hotels and convention space. This multi development district satisfies both needs.I have noticed like 5+ hotels being built in the past 1-2 years in Ames. is demand that much different than 10 years ago? I am all for it, but just surprised they are going up so fast.

Iowa is a state where a vendor can be held liable for injuries if they serve someone who injures another party. Not all states are that way. Dram shop insurance for an area like that without controlled entrances would be crazy expensive I imagine, and you can't pass the cost on to the customer because they will still just bring in their own anyway. And once you have the license, the stuff that they carry in on their person or in their bladder becomes your liability as well.
I could be wrong, I'm sure someone can tell me if I am, I'm just citing my experience with a couple of outdoor events I've been involved with. You need to sell a lot of alcohol to make the dram shop insurance worthwhile, and then you pray nothing happens when everyone drives home. I understand why JP wouldn't want to touch it with a ten foot pole outside of areas like Johnny's or the End Zone Club where you are controlling who is going in/out.
Now it is entirely possible Pollard and Light will just lease spaces to individual entities who apply for their own alcohol permits which might get them off the hook to a great degree. But then those bars and restaurants will have the same responsibility and issues.

Who said liability isn’t a big deal? It’s just not as big of factor as you make it.
The university is hosting essentially a 60k booze fest. It’s already under tremendous liability. The incremental liability from selling more alcohol than they already do isn’t the same as your little get together.
