Cytown Update

This is setting lease structures and building/site layouts so construction can start this spring. Tenant leases don’t require Regent approval. So we won’t hear those until they decide to announce them. Interesting they are splitting Food and beverage anchor into two leases.

I'm really interested in who they are going to find to fill this space. Based on this the building footprint will be ~9600 sq ft. That's a really large restaurant. For comparison, here are approximate building sizes of other restaurants in Ames.

Dublin Bay - 6,000 sq ft
Hickory Park - 20,000 sq ft
Boulder Tap House - 6,500 sq ft
Wallaby's - 5,000 sq ft

Agreed it’s pretty substantial. Does the 20k sq fr include the outdoor terrace?

Size-wise that seems comparable to 30Hop in Ankeny
 
Putting the food and beverage anchor building closer to Hilton would have made more sense IMO.
I would guess its on the south end instead of the north for a couple of reasons. Jack Trice Way is a more main roadway that will give easier access (parking is also slightly more straightforward on that end). This is all about non football and basketball game days, on those days location doesn't matter as much because there will be donor parking next to it regardless of where you put it in the development. The view of the football complex from the second level terrace is probably a better view than the brutalist architecture buildings of the Iowa State Center (even though I tend to like them) and Maple/Willow/Larch.

Is CyTown one of the rare projects where what is actually getting built versus the initial renderings end up being an upgrade?

What is that rendering supposed to be of, doesn't look like the footprint even? Unless it's oriented some weird way that doesn't make sense. The clinic currently in construction isn't even included, for instance?
