Pasture ground in Iowa.

I know it sounds crazy, but I just saw 10 acres of pasture sell for close to $70k, which is way too high in my opinion. $4k an acre seems to be more standard for what we see IMO.
 
If you put it on a sale bill and throw a picture of a big drop-tine buck and a fat turkey on there you'll probably get $1,000 to $1,500 more per acre, lol.
 
Depends on many factors, but for High Quality Pasture Ground $4-$6 K isn't a bad offer.

It is insane to pay that much for pasture ground, but someone will buy it.
 
Depends on the type of pasture ground. Lowland flooded timber type pasture? $2,000 per acre probably. Combination pasture? $2,500-$3,000. Pasture that could probably be farmed? $3,000-$4,000.

Fences are huge in pasture value. Is there a creek or river running through it? That is good for a source of water, but bad when it comes to repairing fence after a heavy rain. Is there a well? Corral?

Seems like $2,500-$3,000 should catch most pasture.
 
Hill ground. No well... terraces have not been patched in several years.. fence is poor. 2 Out buildings.. One with cattle working area and chute.

Add in some ISU v. Kansas tickets and you'll really be bringing in some high bids.
 
It does have water though.. A couple spring feed ponds.

You have springs? Screw the pasture ****, man, market a scam whiskey bottled somewhere else and say it was distilled on your land from the awesome spring water of SW Iowa!

Take a pioneer approach and use buffalo chips to fuel the fires you use to dry your malt! Won't add that smokey peat of some scotches but it's farm country!
 
I would agree with Bret. It's obviously a shot from the hip without seeing the farm, but I would agree in the $2,500 range.

ok.. was a little worried when people were throwing out $4000... But it is in a pretty good area. Right off of blacktop and when I say the terraces and fences were poor, I dont know how poor. Parents sold off the cattle probably 10 years ago.. and have been renting it for the last several years, and that dosnt pay at all. Dont really want to say to much as they have a contract on it with a closing in march.. But I think they did alright. Thanks again guys! Just not much that has sold the last couple years in SWI to get a good gauge.
