There are companies that will do this for you. Saves a lot of time over doing it yourself and you aren't stuck with a photo scanner you don't need. I've used a couple different ones and was pleased with the quality.

From a "make my life easier afterwards" perspective, all the key personal documents and the cabinet they are in.
From a "this resonates with me personally" I have a large set of scout patches I've collected over the decades, and some are impossible to get now. I'd grab that very large box.

In addition to the 45s, I also have some only-1-copy-remains cassettes of at home-recorded original songs. Those are near my records so I could/would grab both.
I would definitely go back in for a car. Not having one after the house burned down would suck trying to get your life back on track.
I'm using a Canon copier/scanner that was obtained from a friend who 'won' it in the Maryland second chance lottery. I am using the highest quality setting and it is probably not as good as I'd like but it's acceptable - especially considering the alternative of not having anything.
It is slow. But it does have the ability to scan multiple photos on a single scan. In other words, if I put multiple photos and there is a bit of space between them it creates multiple image files - one for each photo, not one for the entire single scan.
You can scan as a photo or as a document (.pdf). It does much faster on the pdf option and you can do a single multi-page document and it will combine them into a single multi-page .pdf document. (I've also been scanning some interesting family historical documents - just because I think they're interesting to have and pass on.)

Completely this. My important documents, hard drives and other random things are already in a fire-proof safe. Not having a house and not having a way to get around would be awful. I'd try to get the cars out first.
After that, I'm not sure I'd really care about stuff. I'm not a big photograph guy and don't collect anything that I'd miss too much. Maybe my intramural shirt...

Epson Perfection V600 Flatbed Color Photo, Film and Slides Scanner for around $220 is a super flatbed. I have the Epson V550 and it's a quality unit. Look up some reviews. It's easy to use and quite fast. You can do multiple photos at a time but I just do singles. It also does an acceptable job on slides. I have not done much with negative scanning so can't speak to that. It helps with the scanning if you are familiar somewhat with resolutions and basics of digital editing. Although, if just looking to copy and preserve it can go pretty fast.
One issue in going from print to digital is the old camera resolutions weren't that good. And the printing for that matter. I have a bunch of old 1930/1940/1950 pictures from my parents albums that regardless of how you scan and edit them they are only going to be just so so for sharpness. Thing is some of those little black and white vintage 2.5"x3.5" prints look best at that parent scale. The same holds true to all of the color prints from 1980 and after, just to a lesser extent. Drop them into FB or a photo viewer and it wants to scale them up for computer screens and they can look like crap. I did scan some WWII pictures and printed them at 3x5 and they came out pretty good but that about as large as I could go. Sent copies to veteran last month when I found pictures of him and my dad from 1945. Didn't think anyone that knew my dad from than was still alive but ended up talking to this 99 year old and sending him pictures.
Trying to work around folders full of digital pictures not becoming the new version of shoeboxes full of pictures no one sees. Working on scanning pictures of my uncle into a a Shutterfly album and printing those for my cousins. Than on to parents stuff for my nieces.
I was going to say a one-of-a-kind guitar that someone built for me as a gift, but this is probably the correct answer. There are certainly days where coming some to a smoldering pile of rubble sounds appealing.
