I would assume her being reasonable would make the divorce go even faster, although maybe not if he's trying to keep the house sale from her.
If he changes the status of the home to a vacation residence spouses dont have to be on the deed.
Someone doesn't know much about the law. Unless in validated by a prenuptial agreement, everything after marriage until divorce is finalized is Community Property.

Why not? If it was 100% his asset and she had no legal right to it, he should be able to throw her out at any time. You can't have it both ways.
Read an autobiography recently where the woman had a grandmother who insisted she have a prenuptial. Future husband was reluctant but agreed after adding language that only joint assets would be divided if divorced. She had two trust funds which she used to buy a NYC apartment and another to buy a house on Martha's Vineyard. She put both their names on the title. They did not have joint bank account either--she was in love, why would they need one. He made millions while she raised the kids. Twenty years later, with no warning, he asks for a divorce. Threatens to take half of both properties until the divorce gets finalized, and he finally relents.

Even if loan and deed are in his name solely spouse has to sign any mortgage in the state of Iowa, occupancy does not matter.

From your perspective you should just never get officially married. Completely fine and a personal choice. You just lose out on the financial benefits of being married, your buddy is losing out on the other end for making 2 stupid decisions in not finalizing the divorce and buying before it was finalized.
I get where your heads at but marriage is a contract between you, your spouse and uncle Sam at the end of the day.
This is my shocked face.
