I'm not doubting him, but 800 patients a day seems like a huge number, especially for a clinic that would fit in CyTown. I haven't been to McFarland clinic in probably 20 years (used to go there for allergies/asthma), but I would have guessed 800 is more than their primary location. Again, not doubting him, just surprised.
I don't have any idea of specific numbers, but I wouldn't be surprised if a lot of McFarland's services would move to the CyTown location. Being closer to Highway 30, it'll be more accessible for people coming from outside of Ames into town for medical care than the Duff Ave. location is. Plus, it's closer to the town's largest employer and there for students who don't want to use Thielen. That being said, it's less accessible than the Duff Ave. location for most everyone in north or east Ames that doesn't work or go to classes on campus.

No, 800 is not even a drop in the bucket. For example - there are currently 12 pediatricians at the main clinic alone. Appointments run 8-7, so if you allot 40 appointments for each provider per day (which would be low) X 12, that is 480 appts in peds alone.

There are 27 specialties at the main clinic. Labs draw in huge volumes of patients, as outside providers can refer patients in. PT is another huge volume of patients. There are a large number of patients per day.

If the Cytown location has a lab, automatically it is likely busy. You add in the athletic trainers, PT, and orthopedic surgery that is already available for ISU and local athletes - that is a big quantity of patients.

That's very helpful, thanks Ang! I didn't doubt him, just uninformed as I haven't been there is so long.

I am not an expert on this, I haven’t worked for the clinic in over a year - but I would guess this won’t be. The South University location is equidistant to 30, and has fam med, lab, optometry, etc. Unless the play here is to replace Student Death, I would think this is more likely sports-related. It would certainly make sense for Sports Medicine and all athletic physicals to move here.

To be honest, I didn't even realize there was a South University location. I don't think I've ever driven that far south on University. They definitely thought ahead with that one, with continued research park expansion and residential growth in south Ames.

Wouldn't be shocked if they moved West Ames spot here too?
Optometry/sports rehab out there?

They really did - it is a smart play, especially with the retirement communities down there. I don’t have any idea if that was a consideration, but it has to be easier for elderly transporters if it is right there.

I would be curious. Derm, Fam Med, optometry are all very busy out there. PT is huge. They grew into the old West Clyde Wings and New China spots (you can see that from the outside), and I think space is just at a premium in existing buildings! If you can funnel sports stuff to one location that has a great vibe and easy access for athletes of all sorts while opening up space elsewhere, it is a win-win. I do not know if that is their intent - but I would suspect so, as it is the smart play.

I find it curious that all of a sudden everywhere that there are football or baseball stadiums is suddenly a move to develop an entertainment center adjacent (in this case entertainment and medical). Someone must have held a conference somewhere that featured this idea two, three, or four years ago.

The KU football field redevelopment plan will take all of the existing adjoining parking lots to create theirs. The remaining parking will be reserved to the new businesses. They have no plan for replacing game day parking.

The new KC Royals owner wants this on a new site in downtown KC so he can own, control, and profit from all surrounding restaurant and tavern development.

The problem with all of them, including the ISU plan, is that they will take all or a large portion of the close-in parking. How far away will our basketball fans and concert attendees have to walk in the cold snow in January? How many of the adjacent parking spaces will be reserved to the businesses and not accessible during games? Will ISU have to build a parking ramp near the Concert, BB, or FB stadiums and how much will that cost? Will fans/patrons have to walk from the campus parking ramp to games and concerts?

I only have one word: Stupid. State Universities do not need to develop every square inch so they can make profits for developers. What is next, a Menards and Wataburger next to the Campanile on central campus?

College athletics are driven by profits? That's shocking. Has anyone telegraphed the Queen?

I mean, if you took like 5 minutes to look over the CyTown plan, you would have answers to a majority of your questions here.

You can find the answers to many of your questions here: https://cyclones.com/news/2022/9/19/athletics-iowa-state-university-unveils-cytown-plans.aspx

A good place to start before getting upset it to read the scope of the project.

Was SE Iowa
Operating 24 hr/dy plus adding daycare services, I could envision 800 a day. Sending test customers would give a more accurate number.

As someone else mentioned, ISU is an engineering school, bringing 800 people into the clinic during the open streets during the game on football Saturdays Is ez-pzy. Some how the former president and support staff made it in.

In Iowa State's case, I think you might be overrating how many parking places CyTown will be taking up. Especially with the expanded parking around Stephens, I believe Pollard said at one point that the parking in the area still will come out with net positive spots, even after CyTown is fully developed.

On another note, as someone who usually does park on campus and walk to Hilton and Jack Trice, it's not that bad except for the absolute worst weather games. In fact, I like the walk. Campus is beautiful at all times of year, and for basketball especially, the walk probably only adds on a few minutes in total once you account for the quicker time to get out.

Sure seems Kansas (like yourself) should have read the Cytown plan... Also isn't this like Kansas' 57th football stadium "redevelopment" plan?

That's what I was thinking lmao. 800 sick and dying people will be coming to CyTown daily! (im being a little dramatic here)

He said McFarland was the only way they could pay for repaving the lots? Is that true? Seems like this whole operation is on a knife edge if so.
He did not say that McFarland was the only way to pay for the parking lots. What he did say is that Cytown was their only clear option to pay for it. Said that it had been needed since he first became AD but there was no way to pay for it - state of Iowa won't help. (My take is that donors will give for new facilities but not something as bland as repaving a parking lot - maintenance is boring)

And he said that the contract for the first building (McFarland) would over time pay for all the current infrastructure (utilities and paving) improvements.
