Another New Waukee District

Hopefully it forces Hyvee to do something about their prices. The Waukee store specifically is so bad about price gouging. I've always noticed that things at that location are sometimes $1-$2 more there than the Jordan Creek one.
Agreed, its horrible. I basically stopped going to hyvee at this point.

In Ankeny I almost always go to the old HY-Vee as it is cheaper than the newer one. Quite a bit on the things we normally get. I never understood how the same company with 2 stores in the same town what 2 miles apart has such drastic price differences on the same products.

Never…this is Waukee.

Tilted Kilt, please
Beer never looked so good (tm)

This whole thing seems like a waste. Does every suburb need a massive mall development? I can understand building a target or whatever but jeez.

I also hate urban sprawl so I disapprove of Waukee and Ankeny in general so I am definitely biased.

This map was supposedly given to a business owner looking to purchase land nearby to show what business' were going to be going in... I don't believe it is anything official but time will tell.

from what i can make out
Aldi (already there)
Chic Fil A
Chipotle
Johnnys Italian Steakhouse
Panera
Old Navy
Ross
Target
Texas Roadhouse

It's not a mall lol. Think West Glenn in West Des Moines.

So...come to Waukee where you can experience...well...almost everything you could expereience in any other suburban world in the midwest? My snarkiness isn't anti-Waukee...just miss the uniqueness of different communities in the past.

Ehhh it's basically a strip mall.
At least prairie trail in Ankeny tries to feel somewhat urban and interesting.
Anyways people love strip malls, I don't know why I care so much.

I don't mean to be mean but LOL.

This is a power center/Lifestyle center in the industry. Just a rebranded mall without interior stores as everyone wants curbside parking for pick-up and exterior doors for access.

Between this and Apple's data center.. How many acres of prime development ground in Waukee will be parking lot or data center with minimal property taxes (per acre basis).

That is a lot of parking lot. Targets in DC and Buckhead Atlanta have parking decks underneath the store. I’m sure it costs more, but seems like a better use of land.

The price of land has to be very high to make it worthwhile. Suburbia rarely makes it. Occasionally an office tenant will build one because they don't want a huge lot that accommodates enough surface.

I get why people love/hate TR. It's like Hickory Park's model. Affordable, large quantity (Iowans love that), loud, wide variety.
Honestly, my favorite thing on the menu might be green beans.
Glad someone finally mentioned the beans. The steaks are solid, all things considered, but the cactus blossom, green beans and rolls/cinnamon butter are the real winners, IMO. Once in a blue moon, I'll order sides for takeout and cook a steak myself.
