New home wiring cost

If you are wiring to new code the cost is getting crazy. You have to use tamper resistant receptacles which are a lot more than your standard receptacle. You have to have arc fault breakers which are like 40 bucks a breaker now instead of 5:bucks for breaker

this doesn't make me comfortable.

we have to rewire an upstairs of an old 102 year old farmhouse. right now, there are no light switches or outlets in the upstairs rooms.. just a pull string in the middle of the ceiling for one light.

can't wait

If you pulled a permit, I think that’s generally the case. The inspector will want to see it before you start hanging drywall. For a full rewire, it should be done by a real electrician anyways.

Just get a couple more bids. The facility I used to work at in Marshalltown exclusively used Hawkins and they knew what they were doing.
This is not in town so no permit.

This house was built in the 70's. The only reason there's a lot of wiring is we're moving almost all of the walls.

Then I don’t think he knew what he was talking about. Get a couple more bids.

Only do it yourself if you really know what you’re doing. My FIL has been a contractor for a long time and just used MEI out of Cambridge to wire his basement. Probably around 1000 sq ft. He said they did a great job. It was under 3k and they’re coming back to do the finish wiring after the drywall is up as well.

Just FYI, in non-incorporated areas of the state or cities without their own inspection forces, you are required to pull a state permit and have your work inspected by a state inspector local to your area. You can easily pull the permit online. The inspector in my area was very helpful and easy to work with.

I'm in the process of finishing my basement right now, which is about 1300 sq ft. We had the house built a few years ago (kicking myself for not having them finish it at the time, but cost was an issue) and had them run the wire for the basement panel at that time. I spent several weeks doing the electrical myself and just had the drywall installed last week. I am by no means a professional, but I have been familiarizing myself with the codes and have a family member who is an electrical engineer (and who knows many electricians) to lean on for when I have questions and to make sure I'm doing things right. $20k - $30k seems OUTRAGEOUS to me. I probably spent in the ballpark of $1,500 for materials, which includes all the romex, AFCI breakers, junction boxes, sub-panel, some tools, and all of the recessed lights (I got the kind that clip to the drywall). I will say, that doesn't include the actual electrical fixtures (other than the recessed lights). If you have a lot of chandeliers, semi-flushed, fans, etc, those can start to add up. You should 100% get another bid. I'd be really curious to see an itemized list of the quote you did get.
