Finally put an offer in on a house last week after getting preapproved and looking around on the market the past two months.

It was a really cute little house with that would have been perfect. Our realtor has a general template that she starts with on contracts that includes some verbage like "the house is to be clean upon move in". The seller was offended by that sentence and the fact that our offer was 5% under listing price. derp

move on to the next house. 5% aint ****, and yes, it should be clean when the transfer of ownership takes place.

They will sing a different tune in a couple months. We are debating an offer a good 10% below list and I think that is too much. But they won't have much room because they paid too much.

Sounds like someone who would be a pain in the ass along the whole process too, particularly if any items came up on inspection
