    Water in basement

    Anyone else? I was just settling down to watch Avatar on my new Blu-Ray player when it really started coming down. Looked out the window and I see water pouring over the top of my gutters Get out the ladder, run outside and clear them out. Get inside and go downstairs... too late Had to tear up a large portion of my carpet and pad.

    Moral of the story: clean your gutters.

    You want to clean the leaves out of your window wells too. I made that mistake right after moving into my new house and got just a little water in the basement before cleaning it out.

    I had a sump pump break a few years ago. The whole process of cleaning and drying everything is not fun. Now I keep a close eye on that thing every storm. I probably need to clean my gutters too...thanks for the reminder

    The question is now how do you smooth over your disclosure statement when you want to sell.

    I had water in my basement in 2008 and now I'm afraid that when I actually get a bite on my house (fingers crossed), someone will see I had water in my basement and get scared.

    Any advice from knowledgeable Cyclones out there??

    Had a similar situation but thank god it didn't get very far before i caught it and contained it.

    I ended up putting in a new system that includes a battery back up system with a backup pump which triggers higher up the sump, basically a tower of two pumps. Want to make sure I never have water in there. Alot more expensive but worth the piece of mind on weeks like this.

    I end up cleaning my gutters at least once a month. With the trees and all the seeds they are shedding now it doesn't take long to clog your gutters. If you see it pouring outside and 10 minutes later you have water on the floor already, your sump pump isn't the issue it is with the foundation and may have cracks in it. I have a small room in our basement right over our front door and if the gutters are full all the water would funnel toward the area and I would get water in our basement. Since I filled in the area with pavers a couple of year ago I have not had any problems. I would look at the grading around your house and make sure that you have enough slope to keep water away from your house. Hope this helps.

    We had a power outage last summer while our house was on the market. My backup, hydraulic pump was unable to keep up with the amount of water coming in. I had to replace all the carpet and pad. I just disclosed everything honestly. The relocation company bought the house and still owns it right now, great house available for pennies on the dollar.

    This is most definitely an issue with my house. Last year I ran tile from the downspouts away from the house about 20 yards because re-grading is not an option. This helps a ton but not when the gutters are clogged I'm guessing there's also cracks in the foundation behind my finished walls allowing the water in so quickly. That may be a project for later this summer.

    Out of curiousity what is the size on your gutters, I know my parents have significantly less issue(zero thus far) with clogging after going to a little larger gutter.
