Gym Space - Des Moines (West Side)

Help me out - would it be worth it to open a gym/multi-court in the western suburbs of Des Moines that is comparable to Jake Sullivans (Kingdom Hoops)?
Gym space is always difficult for youth activities/practices and working with the schools. Waukee schools are now charging fees for gym usage. Volleyball is bigger and I hear a ton of dads looking for practice space for basketball (youth and adult).

If you have the cash I would say it would be worth exploring. Is there not already a space comparable to Sullivan's in the western suburbs? Sports University in Ankeny was always busy this time of year until it had to close. The thing to think about is that in the summer the places tend to sit pretty empty. IMHO Ankeny could use another facility.

SportsPlex West in Waukee could be considered that. It is packed with cars constantly, especially this time of year with indoor soccor, bball, rock climbing, batting cages, etc.

For every successful indoor sports facility in the midwest, you can name at least ten that are either struggling or already backrupt. You would have much better odds going to Vegas and putting it all on one roll of the dice. You have to deal with a few prime hours that you could book multiple times and countless hours of empty facility time that goes begging. When you add in taxes, utilities, and trying to maintain reliable help, there are much better investments out there.

I agree. Unless that space was already somehow spoken for in the form of written contracts, I wouldn't want any part of that business. That's a lot of capital up front to get the place built, to try and advertise/establish it, and all for something that really has poor odds of success. I don't think I'd touch this sort of thing.
