    New Casey's Store in NW Ames?

    Anyone here if there is going to be a new Casey's store on the corner of Bloomington and Stange? Was talking to my neighbor last night and he said he heard that it was a done deal and it was going to be built. Anyone else hear the same thing or is he full of crap?

    Living in North Ames it would be nice to have an another Gas Station nearby.

    Nice, that article says "proposed" though. Does that mean it's a done deal? If it is going to happen I wonder when it will be built by?

    Anyone hear if the City Council approved the new Casey's store last night? Casey's and the developer had been having problems with getting their designs approved by the City Council (that's a big shocker).

    I'm going to be upset if we don't get a convenience store in that area.

    I believe the city is being a bunch of a-holes about different things regarding the building and whatnot, atleast last I heard. Not surprising.

    Isn't zoning the primary issue? They wanted to expand the residential portion of the city out there, but nobody had the forethought to zone any commercial space for common-sense amenities like grocery stores and gas stations.

    It is properly zoned for a Casey's, but the Ames Zoning Board and the city staff are balking at Casey's plan of five fuel bays (the city only is permitting four), plus also saying the proposed Casey's building sign is too big, and (this is the big one) wants Casey's to construct a "peaked roof gas canopy" to blend in with the residential area.
    Oh, and they want Casey's to close at 10 pm, not 11 pm.
    The folks from Casey's say they will not build unless the can have a regular, flat roof canopy and five gas bays to handle the demand and to justify their investment.

    WHAT? The city of Ames being crappy for a business to deal with? This has NEVER happened before, I am shocked, SHOCKED I tell you.

    The COA idea of give and take is they give you their requirments and you take it or leave it.

    I just wanted to reemphasize this gem. I mean, really, a peaked roof on the CANOPY. Not on the store, but the freakin' canopy.

    If we could only figure out why Ames doesn't have more development...

    You should have seen the Casey's folks at the Zoning Board meeting when they were discussing this. They were at a loss...and I'm sure they're used to working with restrictions in other towns (like Pella, WDM, Grimes, Clive, etc.)
    One of the Casey's engineers asked the board - "do you realize how big of a monstrosity a peaked canopy would be? You wouldn't be able to see our building!"

    What's the degree of the peak? 45 is a lot different than if the city's asking for 5.

    It is to "blend in with the roof peaks of the surrounding residences." That also goes for the Casey's building itself.
    It was priceless when one of the Casey's reps asked the board why the Fareway next door has a flat roof then...

    He raised a valid point then.

    And for ******'s sake, it's a gas station. One of the most restrictive places for building has been everything in the Jordan Creek Mall area in West Des Moines. All business out there have to fit a specific motif in order to build and create a specific atmosphere.

    Hence the look of the strip malls, Wal-Mart, restaurants... and you guessed it... a new Casey's.
