    Cool Briarwood Club of Ankeny for Sale

    I see Newman Golf is trying to sell Briarwood for $8M - $10M. Didn't that place just go private recently? They also have their two courses in Minnesota for sale.

    8-10 million??? They will be lucky to get 6 for it---an article in Golf Digest said that most courses sell or can be built at $1,000,000 for every $10 charged in green fees. I know the course is private and has other amenities to go with it, but it isn't even a top 10 course in the Des Moines area

    I was going to say that also - $8 mil - good luck. Didn't Glen Oaks sell for a little more than half that?

    They will be lucky to get $2 million for it. Look at what Glenn Oaks sold for recently. GO had millions in Clubhouse value. Briarwood basically has no clubhouse. They have a new pool, an overly nice cart shed, and a hole in the ground (literally). It also has an irrigation system that is starting to leak onto private property (s).

    When they went private, their whole business model was beyond idiotic. They will not stay private, it will be open to public, outings very soon. Many of the members that remain there mistakingly believe a white knight that lives across the road is going to come in an bail it out, and that is not going to happen.

    The property owners that live in that area should form a committee to look into the viability of forming a member owned club. Outside of that, best case scenario is with the right buyer, it will go back to what it was before it's epic failure as a private course.

    Really? Other than some obvious ones like DMGCC, Glen Oaks, TCI, what are some of the better ones? Not trying to be a butt, just don't know the DM golf scene that well anymore.

    Isn't that property worth 6 on its own??? Not entirely familiar with the area---played the course 3 or 4 times and was not impressed.

    I was stunned when I heard they were going private. Idiotic is an understatement.

    As a public course, used in conjunction with New Otter Creek for outings, it would have potential. As a private course, it cannot compete . I think they thought there was demand since outside of Hyperion, almost all the private courses are south, central, and western Polk County. They tried to match price with AGCC and although they took some members short term, they didn't have a significant impact on them. AGCC was able to maintain a similar membership base as a 9 hole club, that BW maintained as a 18 hole club...with major capitol improvements to be made...

    2) TCI
    3) Harvester
    4) Glen Oaks
    5) Legacy
    6) Lake Panorama
    7) Wakonda
    8) Otter Creek
    9) Jester Park
    10) River Valley

    I played Briarwood 3 or 4 times and it just isn't that nice of a golf course---I laughed when they went private because for the money to join, it simply isn't worth it

    Hyperion is a beautifully maintained course with lightning fast greens, but I do not think it stacks up well against Wakonda or any of the other notable clubs in the area.

    I personally thank Glen Oaks takes a beating in these rankings. It is an outstanding track. I think the issue is unlike most the other Clubs, courses in the area, it is a live on CC. That creates some issues that DMG and Wakonda (sort of now) don't have to deal with.
