    Building a Garage and paving a driveway...advice?

    I thought I would bounce this ? off of the CF family-

    I'm going to be building a detached 2-car garage. Probably around 450 to 480 sf and on a very flat surface. Any idea on cost estimates or expectations on what a contractor would charge to build? I've got a group coming out for an estimate next week so I wanted to see if anyone had some insight. I plan on getting at least two estimates.

    Along with the garage, I plan on tearing out the existing concrete drive and paving a new one. It'll be apx. 10-12' wide by 60' in depth (along with a curve out for the second car spot to the garage apx. 60-80sf) Total of apx. 800sf. Any ideas on cost psf to expect or estimates of total cost w/ demo?

    In Wisconsin, so I imagine prices are relative to Iowa for the most part.

    Any help or advice would be appreciated.

    Prices for concrete down here are now around $90 a yard, the going rate for a concrete person w/o tearout is around $2.50 to $4.50 a Sq. Ft. with tearout you are looking at $5 to $8 a sq. ft

    The conrete slab out front should be easy the garage slab is the more expensive one. Depending on WI code you may need frost footings or another type of footings, a gravel base with lots of reinforcement and the price of steel varies from state to state.

    My advice to you is get many bids go with the people you feel comfortable with, the low bidder is low for a reason. Also put a drain in your garage w/o a trap you will love it.

    I built one a little bigger than that a couple years ago along with a fairly long driveway. Had about 20 K stuck in it when it was all said and done.

    That's right around what I'm planning on. I'm in a neighborhood similar to what Beaverdale is in Des Moines and I'm one of the last with a single car detached garage. Should improve the MV huge.

    Did the $20k cover both paving and the garage?

    Get four estimates. Tell them that you plan to do that.

    Yes. That was tear down, pavement. electrical and floor heating system. Garage was 22 x 30. I insulated and finished the inside myself afterwards. I suspect material costs have gone up a bit since then.

    Shop around. There was an outfit up here who specializes in garages that had good references. Not many others could touch them price wise.

    Oh by the way; I sold my house at a loss, so didn't get my money back out of the investment however did get is sold and it might not have without that garage.

    Insulated garage doors, windows, etc are always a huge bonus.
